M & V Property Services is a two-man renovation firm based in County Kildare. We take on bathrooms first and foremost, then kitchens, tiling, flooring, plastering and plumbing, so one team sees your project through instead of a chain of subcontractors. Most of our work comes from people who saw a bathroom we finished for someone they know.

Whether it is an ensuite in a new build or a thirty-year-old family bathroom that needs stripping back to the walls, we do the lot: removal, plumbing, first fix, tanking, tiling, shower screens, vanities, sanitaryware and the finishing.
Most of our clients choose their own tiles and fittings. If it helps, we will go to the showroom with you, tell you honestly what works and what does not, and price the labour so you know exactly where you stand. If you would rather we source everything, we can do that too.

We come to the house, measure everything up and talk through what is possible. Evenings and weekends are fine. All pricing is done on site, never guessed over the phone.
A written quote in two to three days
If you are supplying the materials, you will usually have the labour price within hours. If we are sourcing everything, give us two to three days to price it properly.
Finished on the date we agree
Before we start you get a finish date. We plan the trades around it and we keep to it. If anything is not right afterwards, we come back and fix it.

Case study · whole-house renovation
He handed over the keys, flew to Australia for a month, and moved in the day he landed.
A client had just bought a house and wanted the whole thing renovated before he moved in. He was going to Australia for a month and did not want to come home to a building site. So he gave us the keys and a finish date, and went.
Floors, walls, bathroom, kitchen, the lot, planned around that one date. When he came back the house was finished and clean, and he told us he genuinely did not believe we would get it done in time, never mind to this standard.

Two tradesmen, nine years of bathrooms, and a reputation built on referrals.
M & V Property Services is run by Mihai Cataraga and his business partner from County Kildare. Between them is nine years of bathroom renovation, tiling and full home refurbishment, most of it in houses where the finish had to be perfect because everything around it already was.
We are deliberately small. You deal with the people doing the work, you get a straight answer on the phone, and you get the same two faces on site from the first day to the last. That is also why we would rather you choose your own tiles: it is your bathroom, and we will tell you honestly if something will not work.

Questions
What people ask before we visit.
How much does a bathroom renovation cost?
It depends on the room, what is behind the old tiles, and the tiles and fittings you choose, which is why we never price over the phone. The free design visit takes twenty minutes to an hour, and you will have a written quote within two to three days of it.
Do I buy the tiles and fittings, or do you?
Either. Most clients prefer to choose and buy their own, and we are happy to come to the showroom with you to help. If you would rather we source everything, we will price that in.
Is a new-build bathroom different from renovating an existing one?
Very. In a new build we are tiling and fitting a clean room, usually two or three days of work. An existing bathroom has to be stripped back first, and there is often plumbing or wall work to sort out underneath. We will ask which it is on the first call so the quote is right.
How long does a bathroom renovation take?
A straightforward fit-out can be done in days. A full renovation is typically around two weeks. Whatever we tell you at quote stage is the date we work to.
Can you come in the evening or at the weekend?
Yes. Most of our design visits are between three and nine in the evening, and weekends are fine too.
What if something is not right afterwards?
We come back and fix it. We would rather you rang us than lived with it.
